The only thing constant is change

Over the years, it has puzzled me at how narrow the focus is for most inspectors in this industry. I have often heard inspectors discuss how aggravated they get when asked to go outside of their "scope of work" or why they get upset at their client when they arrive at a property to find the utilities have not been turned on. Although these things can prove to be a bit aggravating, it is important that we don't allow them to prohibit us from providing a good service. One of the questions we should all be asking when we book an inspection, is if the utilities are all turned on. Should you arrive at a property, and the water is turned off, turn it on! You can easily put the house back in the winterized condition which you found it. You are lucky to be doing the inspection and you should also be showing your client how lucky they are that you are the one providing this service for them. Go the extra mile.

Foreclosure Inspection Services

With all the foreclosures and “deals” coming on the market, folks are getting extremely excited about moving forward on their transaction and forgetting about a few minor, but important details. When you reach the inspection stage of the process you are going to want all the utilities functioning in order to get a complete and full inspection. It seems like a daunting task so we have compiled some helpful tips and information to help guide you through the process.
Electricity: If you are a current Georgia Power customer they will set up a separate account using all your existing information. They require notice at least 24 hours in advance and charge a $22.00 fee. Their phone number is 1-800-409-2545.
Natural Gas: You can call White Fence at 1-877-213-1053 to set up service with a number of providers including Georgia Natural Gas. If you are not a current customer they will run a credit check to see if a deposit is necessary but, if you are a current customer they can set up a separate account using your existing information. They charge a connection fee usually less than $50.00. They recommend calling to set it up at least a week in advance.
Water: Usually water can be turned on by the inspector for the short amount of time it will be needed for the inspection.
Home-Probe, Inc offers a service that includes powering up the house for the time of the inspection allowing the inspector access to all the same abilities that having activated utilities would provide. This special service costs only $150.00 in addition to the inspection fee and saves you all the hassle of calling around and waiting for the utility companies.

Seller's Advantage

The recent sub-prime mortgage fiasco has put sellers in an interesting compared to recent years. The market slow down has caused sellers to make some adjustments in an effort to ensure their home stands out. Our company has developed a program to assist sellers and their agents in not only helping them give their house that "edge" but to also assist in marketing the property reaching thousands of other buyers and agents that they otherwise would have difficulty marketing to.
Our program is called the Seller's Advantage Program. What we do is a standard home inspection we would do for any buyer. From that report we create a summation to leave out with prospective buyers at the listed property. We also use that summation in a mass email that we send out to our database of agents and past clients which is now over six thousand. We are also implementing a recent plan that one of our employees came up with that actually helps attract both agents and buyers alike to each property that is involved in the Seller's Advantage program.
